The main obligation of a tenant is to pay the rent. This is one of the basic contractual elements of the lease.

The tenant and landlord can agree on various arrangements relative to the payment of the rent. It is in the best interests of both parties to record these clearly in the lease.

Usually the rent is due on the first day of each term (month or week). Unless the parties have agreed otherwise, it is up to the landlord or his representative to fetch the rent.

The landlord is forbidden by law from certain practices, such as demanding postdated cheques.

Recourse against a tenant who fails to pay the rent on time may be sought at the Régie du logement. This recourse could lead to the lease being cancelled and the tenant being evicted.

 

Rent Payment is a Basic Responsibility
 

One of a landlord's basic obligations is to supply his tenant with a dwelling that is habitable, clean and in good repair on the agreed-upon date. The tenant, on the other hand, must pay his rent as it comes due.
